Services
Owner’s representative services in Los Angeles
We support owners on commercial projects in Los Angeles, from the first conversation through closeout or from the middle of a job already under way. Some owners hire us as their representative. Others hire us to design-build and get the same support inside one contract.
Who hires us
Owners who want an experienced builder on their side
Developers who want an experienced builder at the table while the design and the budget take shape. Tenants with a lease signed and navigating a landlord work letter. Landlords who want support on a building project without internal staffing for it. First-time owners who have limited construction experience and are seeking support to navigate the process.
What we do
From the site and the design team through closeout
- 01
Early planning
Before the design is set, we help you choose the site and the design team, map the entitlements the project needs and lay out the permit path, with each approval and the date it is needed by.
- 02
General contractor selection
We run the contractor selection from start to finish: the request for proposal, the prequalification, the bid walk and questions, a leveled comparison of every proposal and an interview with each finalist’s project team. You get our recommendation and the reasons for it, and the decision stays yours.
- 03
During construction
We protect your schedule and your money. We check each payment application against the work in place before you pay it, read every schedule update for slippage nobody has called out yet, and bring you each decision with a recommendation while there is still time to change course.
- 04
Closeout
We manage the handover from construction to operations. Every system is started, tested and shown to your staff, the punch list is completed before handover, and the warranties, manuals, as-builts and permits reach your team as one organized record, with the contacts they will need after the contractor leaves.
Design-build
Design-build, with a design team we know
Owners who want support often assume it means a separate representative and a second fee. On our design-build work, we bring in a design team we work well with, and you get the same level of service inside one contract.
Already under way
Joining a project already under way
We can come in partway through a project to support management and oversight on the owner’s behalf.
We review where the budget, the schedule and the open decisions stand, then manage the overall process, including coordination of the design team and general contractor.
Representative or builder
How this differs from hiring us to build it
As your general contractor, we build the project, and the preconstruction, the schedule and the budget are ours to deliver. As your representative, we work for you alongside the design team and whoever is building it, and guide you on decisions.
Questions
Owner’s representative, asked plainly
What does an owner’s representative do?
An owner’s representative works for you, not for the contractor or the designer. We manage the project on your behalf, from the budget and the schedule to the design team and the contractor, and bring you each decision with a recommendation and the date it is needed by.
When should I bring you in?
As early as you can, ideally before the site or the design team is chosen, because early decisions and direction of the program set most of the cost. We also join projects already under way, starting with a review of where the budget, the schedule and the open decisions stand.
Do I need one if I already have an architect?
Your architect designs the building and looks after the design intent. We look after the rest of the project: the budget, the schedule, the contractor, the permits and the decisions that tie them together, so your architect’s time goes to the design.
